Project Phases

PROJECT INITIATION

At the first stage we define the Project Brief through market research and feasibility of the project


PLANNING PHASE

The team singles out all the work to be done and defines the Scope. This phase is split into the following stages:

1. Concept Design / Developed Design / Technical Design

Our objective is to improve project efficiency through Value Engineering

A. Concept Design

During this stage we organise the appointment with the design team either internally or externally. We then facilitate the team through numerous design iterations, sustainability checkpoints and we maximise the project’s potential through value engineering and ensuring that the design is aligned with achieving the best possible outcome for the project.

B. Developed Design

We then coordinate the preparation of a Developed Design including updated proposals for structural design, building services systems and fully defined project specifications.

C. Technical Design

At this stage we make sure that all aspects of design will be completed, and plans are submitted for building permit approval.

Value engineering is held during the concept design process and offers alternative solutions of the project. Here are some of the benefits:

  • Value Added: higher quality product that can the increase the value for the client

  • Maintainability: Recommendations of systems and products that will reduce maintenance costs and long-term operational budget of the development

2. Costing & Tendering

Our objective is to minimise costs, monitor and control the budget

  • Appointment of competitive offers from contractors, subcontractors and suppliers through due diligence and negotiations work.

3. Timeline

Our objective is the on-time completion of the project

EXECUTION-CONSTRUCTION

This phase relates to the building construction stage of the project and is split in Executing, Monitoring & Control.

The team makes sure that the required tasks are being performed, progress is monitored, and changes are being tracked and made accordingly. We act as the main point of contact and supervise the project plan, do site visits and control the respective consultants (see diagram below), control the budget and the payments. We also organise the issuance of the final permits and remain at our client’s disposal during the project’s post construction warranty period.
